Residential landed properties are some of the oldest property types in Singapore, having been around before HDBs and condominiums were built.
This property type is currently one of the most coveted in Singapore due to their rarity, versatility, size, and ownership privileges. If one can afford it, they can either tear down an existing house and rebuild from scratch or buy land and build their house on it.
According to this 2018 report from Statista.com, there are currently around 67,900 landed properties in Singapore. If you want to buy a landed property – whether it is a terrace, a bungalow/detached house, a Good Class Bungalow, or a semi-detached house – you have to know where to look and where to browse.
Many local property sites have listings for landed properties for sale, with a few detailing where you can get a landed property for less than SGD$3M.
But sometimes, it is more fun to step out and have a trip through the island to see the marvel of landed properties for yourself. Here are five areas in Singapore where you can find – and maybe buy – landed properties.
Landed Property Areas in Singapore 1: East
A leisurely drive through the eastern part of Singapore, perhaps from Pasir Ris to Marine Parade, will reveal small bungalows, Semi-Ds, and terraces tucked along roads or behind rows of greenery.
Even a stroll around in Bedok, Opera Estate, Kembangan, Marine Parade, and Siglap will bring you up close to houses that have been around for at least 30 years. In Pasir Panjang, Pasir Ris, and Simei there are also landed properties that are up for sale.
Landed Property Areas in Singapore 2: North-East
The North-East region of Singapore has a relatively large amount of landed residences. You can find properties for sale in Serangoon, Ang Mo Kio, Punggol, and Sengkang.
Serangoon Gardens is an area of interest and not because of its accessibility to amenities and bustling food sector; built in the 1950s, it is one of the oldest estates in Singapore and was once home to British officers based here. Belgravia Villas, a landed cluster development located in Seletar-Yio Chu Kang, is also in demand.
Landed Property Areas in Singapore 3: Central / South-East
The Central area of Singapore has one of the highest concentrations of residential landed housing. It is also one of several districts in Singapore where you can find Good Class Bungalows (GCBs), mansion-like detached houses that only those with high spending power can afford. However, it is still possible to find properties in the Central region that cost less than $1.5M.
Such areas in Central include Bukit Timah, Bukit Merah, Nassim Road, Cluny Road, Ridley Park, Caldecott Hill, Eng Neo Avenue, Swiss Club Road, Binjai Park, Chauncery Lane, Coronation Road, and Chestnut Avenue. You can also find landed properties in Bishan, Toa Payoh, Tanglin, Whampoa, Kallang, and Novena.
Landed Property Areas in Singapore 4: North-West
The North-West region has a much lower number of landed properties compared to its neighbouring area in Central.
While a strong number of landed properties can be found in Clementi, you can also find some in Bukit Batok, Bukit Panjang, Choa Chu Kang, and Jurong West. Properties in Westville and Westwood Park are especially in demand.
Landed Property Areas in Singapore 5: North
Like in the North-West, there is only a countable number of areas in the North with landed properties. Most of them can be found in Sembawang, while others can be located in Woodlands, Yishun, and Sungei Kadut.
