Singapore is split into 28 different districts, and each district has its own share of property types. If you are looking for landed properties in any of those districts, you need to know which ones have them, and which types they have.

This is because each landed property zone must adhere to a specific type and approved amount of storeys, whether they are terrace units or Good Class Bungalows (GCBs). For example, if the zone has designated two-storey semi-detached units, developers are not allowed to build three-storey low-rise buildings there. This is to maintain the visual flow and stipulated height requirements of the district.
However, in some cases, redevelopment from one landed type to another is allowed as long as it follows the Urban Redevelopment Authority’s (URA) guidelines in regards to plot size and district-exclusive height.
So, what are the districts in each region? And what kind of landed properties will you be able to find in them?
Do note that some districts have been omitted from this list as they have no record of landed properties as per URA’s Landed Housing Areas (LHA) map.
